VA Appraisal vs. Home Inspection

They happen around the same time, but they serve different purposes. The VA appraisal supports the loan’s valuation and property requirements; a home inspection is for the buyer’s understanding of the home’s condition.

What does the VA appraisal do?

The lender orders a VA appraisal. The appraiser estimates market value and observes whether the property appears to meet VA Minimum Property Requirements. The resulting Notice of Value may identify repairs required for the VA loan.

What does a home inspection do?

A professional home inspector evaluates the property for the buyer and may examine systems and components in greater detail. Inspection scope varies, but it is intended to help the buyer understand defects, maintenance concerns, and potential future costs.

Can the VA appraisal replace the inspection?

No. VA specifically states that the appraisal is not a home inspection or a guaranty of value or condition. Buyers should decide whether to include an inspection contingency with their real estate agent and other advisors.

What if the appraisal is below the contract price?

The transaction may need to be renegotiated, the buyer may choose to pay a difference from eligible funds, or the contract may provide options under the VA escape clause and other negotiated provisions. Talk with your lender and agent before deciding how to proceed.

What if repairs are required?

Repairs identified as necessary to satisfy VA requirements generally need to be resolved in a manner acceptable to the lender/VA process before the loan can close.
