Why residual income matters
VA describes residual-income guidelines as an important part of the credit analysis. Inadequate residual income can be a basis for disapproval even though the guidelines are considered together with the rest of the credit profile.
How is it different from DTI?
Debt-to-income ratio compares monthly debt obligations to gross monthly income. Residual income asks a different question: after key expenses are accounted for, how much money is left to support the household?
Why family size and region matter
VA’s guideline tables vary by geographic region and family size because household living expenses differ. The guideline also varies based on whether the loan amount is above or below the threshold used in the VA handbook.
Can strong residual income help a file?
A lender evaluates residual income together with credit history, DTI, income stability, assets, and other underwriting factors. It is not a stand-alone guarantee of approval, but it gives the underwriter another view of repayment capacity.
How do I know where I stand?
A loan officer can calculate residual income from the verified file. If you are early in the process, start by organizing income documentation and a complete list of monthly obligations so the analysis is realistic.
