What does VA require instead?
VA eligibility alone is not loan approval. Lenders review the borrower’s overall credit history, income, debts, assets, and ability to support the proposed housing payment. The home must also meet applicable VA requirements.
Why do lender minimums differ?
Private lenders fund most VA-backed loans and may apply their own risk guidelines. That is why one lender’s credit-score requirement may differ from another lender’s requirement even though both originate VA loans.
A credit score is not the whole file
Payment history, recent late payments, housing history, collections, revolving utilization, debt obligations, stable income, reserves, and residual income can all affect underwriting. A lower score does not automatically answer every eligibility question, and a higher score does not guarantee approval.
